Cannabis Retail Locations Hit 1,000 Across Legal Markets—Unit Economics Now Matter More Than Scale
The cannabis retail landscape has fundamentally shifted. A decade ago, the metric that mattered was growth—raw store count expansion. Today, after reaching a critical mass of retail locations across 24 legal markets, the conversation has flipped entirely.
The Numbers Tell the Story
Multi-State Operators collectively operate over 1,000 retail locations as of Q2 2026. Curaleaf leads with 283 stores, followed by Trulieve at 204 locations and Greenthumb with 192. What’s changed isn’t the size of these networks—it’s what shareholders care about measuring.
The old thesis—”more stores = more profit”—has met reality. Average transaction values have compressed as markets mature. Customer acquisition costs have risen. Same-store sales growth, which averaged 12% annually in 2020-2021, now hovers around 3-5% on a normalized basis.
From Expansion to Optimization
This is the inflection point. The MSOs still trading at premium multiples (5-7x EBITDA) are those demonstrating unit-level margin control. Executives now spend earnings calls dissecting:
- Per-store EBITDA — Target: $600K-$1M annually
- Labor productivity ratios — Staff per dollar of sales
- Supply chain efficiency — Cultivation cost per ounce
- Wholesale mix optimization — Higher-margin business vs. retail
Cresco Labs and Verano have been particularly aggressive here, cutting SKU counts and consolidating supply chains. The result: EBITDA margins expanded 300+ basis points despite flat store counts.
What This Means for Your Portfolio
The bar for “growth” has shifted. A company opening 5 new stores while expanding per-store EBITDA by 15% will outperform one opening 20 stores with flat unit economics. This is a departure from 2021-2022 thesis investing, where any chain growth was celebrated.
Watch Q2 earnings reports (late July) for unit economics data. If your MSO can’t articulate margin expansion at the store level, that’s a red flag. The 1,000-store milestone isn’t the finish line—it’s the reset point.
